These are SEAI's own median installed costs for external wall insulation, from grant-funded jobs in the first half of 2025. They include materials, labour and VAT. We take them as published by saveonheat.ie and take away the grant SEAI pays now (checked 28 October 2026).

Costs: SEAI median installed costs, H1 2025, incl. VAT, as published by saveonheat.ie (updated 13 October 2026). *The apartment median (€15,750) is from house2home.ie (22 September 2026), which notes SEAI's warning that it's based on few applications. Grants: seai.ie wall insulation page, checked 28 October 2026.

Two things stand out. The semi-D median is close to the detached one, so a semi-D can end up dearer than a detached house after the grant. And these are medians: half of jobs cost more. A median isn't a quote for your house.

What pushes the price up or down

  • Wall area. More exposed walls, more cost. A mid-terrace has a front and back; a detached house has four sides.
  • Corners, bays and windows. Every reveal and return takes time.
  • Insulation board. White EPS is the usual low-cost board. Mineral wool, phenolic and wood fibre cost more.
  • Render. Silicone render costs more than acrylic. See finishes.
  • Sills, pipes and fittings. Window sills usually need extending or replacing, and pipes, lights and meter boxes need moving out.
  • Access. Tight sides, conservatories and high gables make scaffold harder.
  • Wall repairs. Loose render or damp needs sorting first.

What the quote should include

  • Scaffold, up and down
  • Insulation boards, fixings and mesh
  • Basecoat and the finish render, with the colour
  • New or extended window sills and flashings
  • Moving pipes, lights, vents and fittings
  • Any ESB Networks service alteration, or who arranges it
  • VAT, stated on the quote
  • The paperwork SEAI needs for the grant

Where these figures come from

  • Median costs are SEAI's figures for H1 2025, as published by saveonheat.ie (updated 13 October 2026). They include VAT.
  • Grant amounts are from SEAI's wall insulation page, checked 28 October 2026.
  • The cost after the grant is the median less the standard grant. We don't give one for apartments, because SEAI flags that median as unreliable.
  • Per m² and worked examples are from Irish companies' and cost guides' own pages, read 28 October 2026, each with its date and VAT status.

Questions people ask

How much does house wrap cost in Ireland?

SEAI's median installed cost in the first half of 2025 was €13,500 for a mid-terrace, €23,333 for a semi-D or end of terrace and €24,000 for a detached house, VAT included. After the grant, that's about €10,000, €17,333 and €16,000.

How much is external insulation per square metre?

About €110–€160 per m² all-in, including scaffold and a standard render. Isotherm and ShamFix both say that includes VAT.

Why is a semi-D dearer than a detached house after the grant?

On SEAI's medians, a semi-D cost €23,333 and a detached house €24,000, but the detached grant is €2,000 bigger. Medians mix many house sizes, so your own quote matters more.

What extras should I budget for?

Window sills, flashings and gutter changes. ShamFix suggests allowing €1,000–€3,000 for these ancillary works.
