How it works

How it works

  1. Step 1

    Check your grant

Three taps: home type, when it was built and occupied, any earlier wall grant. You see the SEAI grant straight away.

  2. Step 2

    Leave your number

Only the phone number is needed. We pass it to one SEAI-registered contractor who covers your area.

  3. Step 3

    Survey and price first

The contractor looks at the house and gives you a price. Nothing happens unless you say yes.

We don't do the work ourselves, and we are not SEAI. We pass your request to one SEAI-registered external insulation contractor. For the grant, the contractor must be on SEAI's register.

What it is

What "house wrap" means here

In Ireland, the wrap is external wall insulation: insulation boards fixed to the outside of the house, then a reinforced render finish. The house is warmer, the rooms stay the same size, and the outside gets a new face. SEAI names the measure "External wall insulation (the wrap)".

It's the biggest wall insulation job, and the biggest wall grant. Since 27 July 2026, most houses don't need planning permission for it, within a 150 mm limit and a few other rules. See planning permission.

The building membrane is a different product. See what is a breather membrane.

FAQ

Questions people ask

How much is the house wrap grant?

SEAI pays €8,000 for a detached house, €6,000 for a semi-D or end of terrace, €3,500 for a mid-terrace and €3,000 for an apartment (checked 28 October 2026). The home must be built and occupied before 31 December 2010, and every external wall must be fully insulated.

What does house wrap cost after the grant?

SEAI's median installed cost in the first half of 2025 was €13,500 for a mid-terrace, €23,333 for a semi-D or end of terrace and €24,000 for a detached house, VAT included. After the grant, that's about €10,000, €17,333 and €16,000.

Do I need planning permission?

Usually not, since 27 July 2026. External wall insulation to a house is exempted development (Class 63, S.I. No. 341 of 2026) if it's no more than 150 mm thick on the front, rear or gable, doesn't encroach on a public road, and doesn't materially change how the house looks against its neighbours. If unsure, ask your council for a Section 5 declaration.

Who will ring me?

We pass your request to one SEAI-registered external insulation contractor who covers your area. They ring you, look at the house and give you a price. Nothing is booked until you say yes.

Is this site SEAI?

No. housewrap.ie is not SEAI or a government body and does not award grants.
